Not sure what to do if there’s a plumbing emergency or problem?

Here are a few tips from Byron to help you out!

Ask your landlord how they prefer to work in case of an emergency.

If you wake up in the middle of the night to a flood in your house from a break in a water line, you need a plumber right now! But since it is the middle of the night you may not be able to get a hold of your landlord for a while.

Most plumbers and other trade professionals will require payment upon completion, and this has lead to some dicey situations between landlord, tenant, and technician. If the tenant approves the work and agrees to pay the technician assuming the landlord will reimburse them, it may work just fine, or there may be major problems.

So find out up front what to do in case of an emergency. If they have preferred companies they like to use, write them down with their number so you are ready in case of an emergency.

Make sure you understand the terms of the rental contract.

Sometimes the owner pays for every problem, sometimes they make the renter pay, and often it is some sort of hybrid combination.

Considering the above advice, treat the plumbing carefully.

Most of the time when I am working for a landlord with a plumbing problem, the landlord will ask me if I think it was caused by the renter.

So for instance if you have a stoppage and I find corrosion in the old pipes causing it, I will tell the landlord that it is the old pipes causing the problem and not the renter.

However if I find wipes or other foreign objects in the drain, I will report that to the landlord and most of the time in those situations they will charge the renter for the bill. So it is best to be careful, and take care of the plumbing in the house.

Does it take a long time for water to get hot in your bathroom or kitchen? Do you get tired of wasting water down the drain?

That is a very common problem in the Sarasota and Bradenton areas. Since we do not have basements here, the houses often are more spread out in the floor plan. Usually the water heater goes in the garage, and many times that is a long way from a bathroom or kitchen. This causes it to take a long time to get hot water.

We have low flow faucets now to conserve water, and while that is good, it makes it take even longer for the hot water to reach its destination. Thankfully there is a product that can help!

It is a recirculating pump.

By installing these small pumps at the water heater and installing a fitting under the sink that you want hot water to faster, it creates a loop of hot water- simply put- it means you get hot water very fast. This substantially reduces the water waste you would otherwise have.

Level Up Your Grilling Experience!

Summer is coming! If you are down in the Sarasota and Bradenton area you will know it has felt like summer for some time now. We have the afternoon thunderstorms, the intense heat, and high humidity. It creates great weather to sit out by your pool or on your deck while you grill some food. Minus the afternoon thunderstorms of course.

What does this have to do with plumbing? There is one plumbing related fixture that makes the outdoor grill experience way better. An outdoor bar sink! This allows you to wash your hands after touching raw meat, clean the grilling utensils that were left out from the last grill, or rinse the meat and vegetables, etc. This saves trips indoors and back out again so you can have the water right near your grill.

The other plumbing thing to make sure you have near your grill is a hose bib. Any time you have a fire, even if it is contained, it is best practice to have a hose spigot nearby. Often in the case of a pool there will already be one there, but in case there isn’t, it is a really good idea to install one close to the pool and grill in case of an emergency and to make refilling the pool easier.

It’s no surprise that we replace toilets a lot. New toilets are a nice easy way to upgrade your bathroom. One of the biggest things that people like when they install new toilets is to put in taller toilets. It is usually about 2″ taller than standard height toilets.

Two inches doesn’t sound like much, but it is a very big difference when you actually use it. Some people like the extra height because of knee or back pain. It makes it easier to get up and down. Some have had a surgery and it helps them not strain as much. Others are just tall and it is more comfortable for taller people to have a extra tall toilet.

Regardless of your reason to go with a new taller toilet, almost everyone is happy with their choice once they make it. It is one of the safest upgrades that will not be regretted.

Six SUPER Summer Saves!

Help keep your plumbing up & running during Florida’s hot summer!

Check Your Sprinkler System! Avoid a ridiculously high water bill by checking your sprinkler system for leaks and making sure all water (like the outdoor hoses and spigots) are completely turned off when not in use!

Going Out of Town? Turn the water heater DOWN and the refrigerator UP when you’re getting ready to head out on a vacation! You’ll be saving energy, money and stress by doing so!

Be Kind to Your Washing Machine! Give your washing machine time to catch its breath! Summer means most people are crazy active and clothes can really be moved through the washer when everyone is home and making the most of their free time outdoors!

Also! Make sure your washer is moved away from the wall it’s closest to, and remember to change out the hose attachment on it every three years for safety!

Got a Garbage Disposal? Take care of your garbage disposal during the summer months of cookouts, family meals, and holiday gatherings!

Avoid putting grease and used cooking oils down the disposal as it will harden up and cause problems within the inner workings of the disposal.

Also avoid putting produce and hard fruits down the disposal- it can cause damage to the blades!

Think It Over! Consider just how much your household plumbing is being used during the summer months! If more people are home, and toilets are being used more than the rest of the year, make sure they’re functioning well and being maintained! This will help you avoid costly plumbing problems in the future.

Prep For Summer Storms! Service your sewer system before the summer storms start up! Florida is known for its regular summer storms, it’s not uncommon to have an afternoon storm roll in practically every day!

Sewer lines can back up when there is excessive rain or the ground is soaked, so have a plumber out to check and make sure you’ve got everything set for your sewer system to handle the upcoming storms!
